Share price performance

Percent change over the selected range, by group.

Share price change since the start of the selected range. Dividends not included. Hover a company to isolate its line.

Companies in the same group usually move together because they share the same drivers: Bank of Canada rate decisions, credit losses, Canadian housing and fund flows into the financial sector. The gaps between the lines come from each company's own mix of business. Scotiabank, for example, has more international exposure than the other five banks.

Share price alone does not show whether a company is growing. Market cap is price times shares outstanding, so it is the fair way to compare a $277 bank with a $5 lender. Price to book compares the market value with the company's accounting equity. Mortgage investment corporations are built to pay out most of their income, so their price stays flat by design and total return, price plus dividends, is the better measure.

Over the past year VersaBank has done best at +88.5% and goeasy has done worst at -72.7%.

Growth compares dividends actually paid, so a special dividend can inflate it. Mortgage investment corporations must pay out most of their income to keep their tax status, so payout ratios near or above 100% are normal for them and not a warning sign. Payout ratios above 150% are shown as n/m because they usually reflect a temporary earnings drop. A company with a high yield and a falling share price may be paying a dividend the market does not expect to last.

Who owns them

Large holders and structure, taken from circulars, company releases and regulatory filings, with the date of each.

  • Big six banks

No holder over 10% at any of the six.

Widely held. The Bank Act requires Minister of Finance approval for anyone to own more than 10% of a class of shares. Peer banks appear on holder lists through their asset management and trading arms, not as strategic stakes.

    As of February 2026 circulars

  • EQB Inc.

Loblaw, 8,457,601 shares, about 19.9%. Loblaw intends to buy up to 25%. EQB's CEO said at the April 2026 meeting that three holders already owned more than 10%.

Loblaw received shares as part of the price of PC Financial. Galen Weston and Richard Dufresne joined the board.

    As of July 1, 2026

  • Laurentian Bank

Being bought in full. Fairstone Bank of Canada pays $40.50 cash per share, about $1.9 billion. National Bank separately takes over the retail and small business portfolios.

Shareholders approved the sale on February 5, 2026 with 98.77% in favour. Regulatory approvals are in. Closing is expected November 1, 2026, after which the shares are delisted.

    As of August 31, 2026

  • VersaBank

    340268 Ontario Limited, 8,511,652 shares, 32.78%.

One anchor holder at about a third. The figure is from a 2023 filing and may have changed.

    As of December 31, 2023

  • Dominion Lending Centres

KayMaur Holdings, controlled by founders Gary Mauris and Chris Kayat, about 60% of common shares pro forma.

Founder controlled. The figure is from the October 2024 announcement of the preferred share buyback. The founders' holding companies sold about $59 million of shares in February 2025, so the current percentage is lower. DLC bought Filogix for $58.5 million in August 2026.

As of October 2024, before the February 2025 sale

  • Timbercreek Financial

    No holder over 10% found.

Externally managed by Timbercreek Capital Inc. under an agreement that runs to October 2034. The fee is 0.85% of gross assets a year, plus 0.10% on syndicated senior tranches.

As of June 30, 2025 report

Insider and institutional percentages vary between data providers, so they are left out until checked against each company's circular. goeasy, Firm Capital, Atrium, MCAN and Real Matters are not shown for that reason.

Frequently asked questions

Which publicly traded companies are in the Canadian mortgage industry?
16 publicly traded companies make up the Canadian mortgage industry on this page: the big six banks, alternative and regional lenders, mortgage investment corporations and brokerage and services firms. Why do mortgage brokers watch lender stocks?
Lender share prices reflect how the market sees credit quality, funding costs and renewal volume. A falling alternative lender or MIC can signal tighter credit, and a rising one can signal that the lender has room to grow its book, which affects where brokers can place deals.
Where does this data come from?
Prices are delayed quotes from Yahoo Finance, refreshed about every 15 minutes. Dividend yield is the trailing 12 months of declared dividends divided by the current price. This page is for information and is not investment advice.

Prices are delayed and may be inaccurate. bips does not provide investment advice. More indicators on the Canadian mortgage market data page.
