What this calculator covers

It estimates the standard residential tax for a regular purchase in Ontario, Toronto and British Columbia, and applies the first-time buyer relief that most buyers ask about.

It does not cover exemptions for newly built homes, foreign buyer taxes, speculation taxes, or special cases such as gifts and family transfers. Confirm the final figure with the closing lawyer or the provincial source before quoting it to a client.

Why brokers need the number early

Closing costs reduce the cash a borrower has on hand, and the down payment must come from verifiable funds. Land transfer tax is usually the largest single closing cost, so quoting it early avoids a surprise at the lawyer's office.

Common questions

How is Ontario land transfer tax calculated?
Ontario charges 0.5% on the first $55,000, 1% from $55,000 to $250,000, 1.5% from $250,000 to $400,000, 2% from $400,000 to $2 million, and 2.5% above $2 million on homes with one or two single-family residences.
Does Toronto charge a second land transfer tax?
Yes. Buyers of Toronto property pay the provincial tax plus a municipal land transfer tax, which uses the same rates up to $2 million and higher rates above that.
How much is the first-time buyer rebate?
Eligible first-time buyers in Ontario get up to $4,000 back on the provincial tax and up to $4,475 back on the Toronto tax. That fully covers the provincial tax on homes up to about $368,000.
How does British Columbia property transfer tax work?
BC charges 1% on the first $200,000, 2% from $200,000 to $2 million, 3% above $2 million, and an extra 2% on the portion above $3 million for residential property. First-time buyers are fully exempt up to $835,000, with the exemption phasing out by $860,000.
Which provinces are not covered?
This calculator covers Ontario, Toronto and British Columbia. Other provinces and cities, including Quebec, Manitoba and Nova Scotia, have their own tax or fee structures.
